What's Included

Know What You're Buying Before You Sign

A chimney can hide thousands of dollars in problems behind a clean-looking firebox — and a standard home inspection almost never catches them. Before you close, we examine the whole system and document it in a Chimney Health Report you can hand to your agent, your lender, or the other side of the deal.

  • A full inspection of the fireplace and appliance, inside and out
  • A camera scan up the flue
  • A check of the appliance's operation, when it applies
  • A rooftop inspection of the exterior of the chimney
  • A check of the clearances to combustibles
  • A 20-plus-page Chimney Health Report with the photos we took
  • Documentation you can hand to your agent, lender, or the other party
  • A plain-language walk-through of everything we found

Common Questions

Questions, Answered

The questions we hear most.

Do I really need a chimney inspection when buying a house?
A standard home inspection almost never includes a real look up the flue. If the home has a fireplace, wood stove, or chimney, a dedicated inspection is the only way to know what you're actually buying — and what it might cost to make it usable.
Can you get it done before my closing date?
We'll do our best to work with your timeline — tell us your closing date when you schedule. You'll get your Chimney Health Report quickly, so there's time to bring anything we find back to the table.
What if the inspection turns up problems?
Then you'll know before you sign, with photos and a written report you can negotiate with. One buyer's inspection turned up around $20,000 in hidden repairs between the chimney and the stove's flue — and they were able to walk away from a home with hidden costs.
Can you work with my real-estate agent?
Yes. We document everything in writing so it's easy to share with your agent, lender, or the seller. If you're an agent who needs inspections for your buyers or listings, reach out — we do this often.
